Living in Tiffin, Iowa.
The fastest-growing city in Iowa, and the one buyers most often love on the drive out and hesitate over on the drive back. Both reactions are reasonable. Here's why.

Why it's growing.
Three things, in order of importance: available land, interstate access, and position.
Tiffin sits directly on I-80 just west of Coralville. That puts University of Iowa Health Care and the University's west campus within an easy, predictable drive that never enters Iowa City proper. For a corridor where the single largest employer sits on the west side of town, that geography is worth a great deal, and it's underrated by people looking at a map who assume closer to downtown means closer to the hospital.
Add developable ground at a workable price and you get the fastest-growing city in the state. It is not a mystery and it is not a bubble. It's what happens when land, access and demand line up.
Schools: the thing people get wrong.
Whether that's good or bad depends entirely on what you want, and it is not my place to rank school districts for your family. What I will say is that it's a different district with a different size, different culture and different programs from the Iowa City district, and if you're moving here partly for schools you should be evaluating Clear Creek Amana on its own terms rather than assuming you're getting the district you read about.
And as everywhere in this corridor: check the specific address. Boundaries move as the area grows.
The housing.
This is Tiffin's clearest advantage. Much of the town has been built in the last decade, which means current construction standards, current insulation, current mechanicals, and none of the deferred maintenance that comes with older stock. For a buyer who does not want a project, that's worth real money and real peace of mind.
You also tend to get more square footage per dollar than in Iowa City, and Iowa City's higher tax rate widens the gap further on a monthly basis.
The thing to be careful about in any fast-growing town: not all new construction is equal. Builders vary, and in a hot market the variation widens. Lot prep, drainage, grading and site work are where corners get cut, and they're also the things a buyer can't see at a showing and won't discover for two or three years. Ask who built it, ask what the warranty covers, and have someone look at the grading and drainage before you write.
What it doesn't have yet.
The honest part. Tiffin's houses have outpaced its services. Retail, restaurants and everyday amenities have not caught up with the number of rooftops, so most errands mean driving into Coralville, which is close but is still a drive.
That's improving, and the trajectory is clearly upward. But if you buy in Tiffin expecting the amenities to already be there, you'll be disappointed for a few years. If you buy expecting to drive to Coralville for most things and to watch the town fill in around you, you'll be happy.
The related question worth asking before you buy: what's planned for the ground near you. In a town growing this fast, the field behind your lot has a future, and it's better to know what it is now. That's a question about zoning and platting, and it's answerable.
The commute.
Sitting on I-80 makes the west side of Iowa City quick and predictable, which is the whole appeal for UIHC and University staff.
Cedar Rapids is a longer trip from Tiffin than from North Liberty, because you backtrack east to pick up I-380 before heading north. If your job is in Cedar Rapids, North Liberty is the better-positioned town, and I'd tell you that rather than sell you a house here.
What it costs to own.
Johnson County's effective property tax rate runs around 1.72% of value, well above the national median near 1.02%, and Iowa homeowners insurance has climbed sharply in recent years. Newer construction usually helps on the insurance side, but both lines hit harder than a national mortgage calculator assumes.
