The process

A better search starts before the first showing.

The best home-buying decisions come from understanding the entire picture: financing, representation, the property itself, negotiation, due diligence and what the home may require after closing.

1. Get financially ready

Talk with a lender early, understand the cash you may need for down payment and closing costs, and set a comfortable monthly-payment target—not just a maximum approval.

2. Choose your representation

Interview your buyer’s agent and understand the written buyer agreement, services, duration and compensation before you begin touring homes together.

3. Define the search

Prioritize location, price, commute, school considerations that matter to you, lot, layout and the improvements you are—or are not—willing to make.

4. Tour with a critical eye

Look beyond finishes. Consider visible condition, maintenance, layout limitations, future improvements and questions that should be investigated by inspectors or specialists.

5. Build the offer strategy

Price is only one term. Timing, financing, inspections, possession and requested seller contributions can all affect an offer.

6. Complete inspections and due diligence

Use qualified inspectors and specialists as appropriate. Review findings, costs and priorities before making contractual decisions.

7. Finalize financing and closing

Stay responsive to your lender, avoid financial changes that could affect approval, review closing documents and complete your final walkthrough.

Questions worth answering early.

When should I talk to a Realtor?

Ideally before you begin touring homes. Early planning can help you coordinate financing, representation, search strategy and timing.

Should I get pre-approved before looking?

A lender can explain your financing options and readiness. A strong pre-approval can also matter when you are ready to make an offer.

Do I need a buyer agreement?

MLS participants working with a buyer generally must enter into a written buyer agreement before touring a home together. The terms should be discussed and understood before signing.

Can a seller pay my buyer agent?

A buyer may request or negotiate for seller or listing-broker contributions toward buyer-broker compensation. Compensation is negotiable and the buyer should understand the obligations in the written agreement.

Do I still need an inspection if my agent has construction experience?

Yes. Construction experience can help frame questions, but it is not a substitute for an independent licensed home inspector or other qualified specialists.

Can Craig help with new construction or land?

Yes. Craig works in real estate and homebuilding and can help buyers compare existing homes, new construction and land/build options. Construction services are separate and optional.
